Requesting a Payoff Demand for Pay At Close Loans

If you have a loan through Pay At Close Loans, payoff demands are handled by the loan servicer, FCI Lender Services, Inc.


To request a payoff demand, please contact FCI Lender Services directly using one of the methods below. Be prepared to provide borrower and loan details so they can generate an accurate payoff amount.

When submitting your request, include:

  • Borrower’s full name

  • Property address

  • Loan number (if available)

  • Requested payoff date


FCI Lender Services will provide the official payoff demand and any additional instructions required to complete the payoff.

Requesting a Payoff Demand for Seattle Bank Loans


If you have a loan through Seattle Bank, payoff demands are handled by their loan servicer, PHH Mortgage.

Official Payoff Demand Requests (Required Process)

For an official payoff demand, the request must be submitted directly by the title company to Seattle Bank / PHH Mortgage. Payoff requests submitted by homeowners, agents, or other third parties cannot be processed.

When submitting a payoff request, the title company should include:

  • Borrower’s full name

  • Property address

  • Loan number (if available)

  • Requested payoff date


PHH Mortgage will provide the official payoff demand along with any additional instructions required to complete the payoff.

Important: When submitting final payoff funds, the title company must include a signed Authorization to Close Home Equity Line of Credit form to ensure proper processing


TGUC Financial

Requesting a Payoff or Making a Payment with TGUC Financial

  1. Visit the TGUC Financial payments portal at:

    https://service.tgucfinancial.com/tguccustomer/Login

  2. On the login screen, enter the last four digits of your Social Security Number along with your date of birth. This information is used to securely verify your identity and access your loan details.

  3. Once logged in, you will be able to:

    • View your current outstanding balance

    • Review loan and payment details

    • Make a one-time payment, or

    • Submit a request to pay off the loan in full

  4. After selecting your preferred option, follow the on-screen prompts to complete your payment or payoff request.
